The expense of acquiring land in Lagos’ prime coastal development, Eko Atlantic, has surged from roughly N180 million in the early 2000s to over N2 billion per plot, according to the third edition of the State of Lagos Housing Market report. 

The document, published by the Roland Igbinoba Real Foundation for Housing and Urban Development, emphasizes the significant increase in land valuations throughout Lagos, particularly within the luxury real estate sector. 

“The last decade has signified a phase of substantial evolution for the Lagos real estate market, especially within its luxury sector. What was previously a marketplace with relatively accessible land plots has swiftly transformed into a fiercely competitive and premium investment locale, propelled by a dynamic interaction of economic, demographic, and infrastructural influences,” the report indicated. 

It observed that land values citywide have consistently inclined upward with no notable decline, cautioning that postponements in investment only translate to escalated entry expenses. 

“A striking example of this trend is evident in Ibeju-Lekki. A parcel of land in this locality, which was available for as little as N500,000-N1.5 million in 2013 (before substantial development hubs such as the Lekki Free Trade Zone), experienced a value increase to N5 million-N10 million by 2018 as major infrastructure projects commenced. 

“By the first quarter of 2025, the same land commanded prices between N25 million and N40 million, representing a potential 40-fold augmentation in value over a decade. Likewise, plots in Lekki Phase 1 that were valued at N10 million – N15 million in 2005 are now appraised at over N400 million – N500 million. Land costs in Eko Atlantic, which stood at N180 million per plot in the early 2000s, have similarly escalated to over N2 billion today. 

“This remarkable appreciation highlights that real estate in Lagos has evolved into a primary vehicle for wealth accumulation. The market’s dynamism is influenced less by an essential housing need for the general population and more by its role as a high-yield investment vehicle for the affluent, including a notable segment of diaspora investors. This positions luxury real estate as a pivotal mechanism for wealth generation and preservation in Lagos, particularly for those possessing patient capital and a long-term investment perspective. ” 

The document attributes the value enhancement to several interconnected trends, including rapid urbanization, population growth, and the increasing demand for premium real estate. 

“Urbanization and population growth: Lagos’s population has swiftly escalated, reaching nearly 24 million inhabitants, with an annual growth rate of 2.5 percent. The city encounters an influx of over 6,000 immigrants daily, with approximately 50 percent opting to remain, significantly intensifying the housing demand across all categories, including luxury. The population is anticipated to exceed 25 million by 2025, further propelling this demand. ” 

Notwithstanding infrastructure issues, Lagos’ upscale developments frequently provide top-tier amenities, rendering them attractive to affluent individuals. Attributes typically present in such properties encompass home automation, personal gyms, swimming pools, and in select instances, helipads and golf courses. 

Infinity pools, concierge services, wellness centers, and lavish interior finishes are becoming commonplace, with residences featuring imported sanitaryware, high-quality tiles, and premium fixtures. Numerous properties also integrate home offices, entertainment lounges, and cinema rooms. 

The report indicated, “Architectural styles within the luxury sector are varied, spanning from sleek, modern minimalist designs characterised by clean lines, open layouts, and expansive windows that effortlessly merge indoor and outdoor living, to more traditional styles that showcase intricate woodwork and local materials, reflecting Nigeria’s rich cultural heritage. 

“Beyond the tangible attributes, exclusivity and prestige are integral to the definition of luxury housing in Lagos. Affluent neighborhoods such as Banana Island, Ikoyi, Lekki Phase 1, and Victoria Island are widely perceived as emblems of wealth, status, and contemporary urban living. Residing in these locales signifies social achievement and positions individuals among West Africa’s elite. 

“Location-specific benefits further amplify this allure; for example, inhabitants of Banana Island and Victoria Island relish waterfront views, upscale shopping centers, fine dining options, and close access to business districts, aligning with expectations of international luxury buyers. ”

FIFA and CAF are grieving the loss of Moroccan football legend Ahmed Faras. Gianni Infantino, President of the International Federation of Association Football (FIFA), conveyed his “profound sadness” upon learning of Ahmed Faras’ death, the Moroccan football icon and recipient of the 1975 African Ballon d’Or. 

In a message on his official Instagram account, Infantino honored the historic leading scorer of the Moroccan national team and captain of the squad that triumphed in the 1976 Africa Cup of Nations. “I am profoundly saddened to learn of the passing of Moroccan player Ahmed Faras,” he remarked. 

On behalf of FIFA and the entire footballing community, “I wish to extend my heartfelt condolences to his family and friends, to the Royal Moroccan Football Federation, and to all at CAF. Rest in peace. ” 

Patrice Motsepe, President of the Confederation of African Football (CAF), also conveyed his sympathies, characterizing Faras as “an extraordinary leader both on and off the pitch. ” 

In a statement released on CAF’s official website, Motsepe reminisced that Faras was among Africa’s most illustrious football talents, honored as the continent’s finest player in 1975 and a pivotal figure in Morocco’s landmark Africa Cup of Nations victory in 1976. 

“Ahmed Faras was an exceptional leader whose contributions to football in Morocco and throughout Africa laid the groundwork for the global achievements we now witness from Moroccan and African players,” Motsepe stated. 

He expressed his sincere condolences and support to “the family of the deceased, his former teammates, the Royal Moroccan Football Federation, its president Fouzi Lekjaa, and the Moroccan populace. Ahmed Faras passed away on Wednesday in Mohammedia at the age of 78, following a prolonged illness.

A schoolgirl has lost both her legs and her right arm following severe complications from meningitis, with her only apparent symptom being a ‘bruise. ‘ 

Within 24 hours of informing her parents that she felt unwell, Penelope Vidal-Walsh, aged 10, underwent life-saving emergency surgery at Alder Hey Hospital to have her limbs removed. 

On April 10, Penelope—who was feeling unwell—retired for the night at approximately 9 PM, only to awaken at 2 AM and begin vomiting. 

The Liverpool Echo reports that her father, Ricardo Vidal, placed her in the bath, ‘assessed her condition,’ observed nothing alarming, and returned her to bed. 

The subsequent morning, she arose as usual but was ill again after breakfast, prompting her parents to prepare another bath for her. 

While bathing, they detected a small purple mark on her neck, and later, as they dressed her, a similarly colored rash on her knee. 

Penelope’s aunt, Angel Walsh, 35, informed the ECHO that her parents utilized ‘the glass test’ to evaluate if the rash warranted concern, as recommended by the NHS. 

This method involves pressing a glass against a rash to determine if it disappears under pressure—should it not, this could indicate a serious infection such as meningitis or septicaemia that requires immediate medical intervention. 

Her parents observed this unusual purple rash, which did not fade under the pressure of the glass. 

Because the rash persisted, Penelope was promptly taken to Ormskirk Hospital. 

By 9:30 AM, she had been transferred to Alder Hey, where she was diagnosed with bacterial meningitis and quickly moved to intensive care. 

Not only did she have meningitis, but she also suffered from a ‘very rare fungal infection that caused severe complications. ‘ 

Mr. Vidal stated: ‘As part of her treatment, Penelope underwent a triple amputation surgery, resulting in the loss of her lower limbs and her right arm.’ 

‘She is currently receiving skin grafting surgery as part of her rehabilitation and recovery. 

‘She has made significant progress and improvement, and she is even using a wheelchair while building up her core strength and the strength in her left arm.’ 

Penelope will remain in the critical care unit at Alder Hey until she undergoes skin grafting surgery. 

If the procedures succeed, she will be discharged in October, six months after initially falling ill. 

Her parents have initiated a fundraiser to ensure she has the ‘best possible chance of living an independent life. ‘ 

Mr. Vidal expressed: ‘We want her to be able to not let this deter her from being the most energetic, fun, lively girl she has always been. 

‘She remains determined and motivated to continue building her strength. 

‘The strength and resilience she demonstrates daily is simply remarkable, and we are incredibly proud of her.’ 

‘We aim to provide her with the highest quality of life and opportunities to realize any of her aspirations and dreams that she had prior to this incident. ‘

Whose information was compromised and what were the circumstances? 

A document containing the personal details of approximately 18,700 Afghans and their family members – totaling around 33,000 individuals – was inadvertently sent to incorrect recipients via email in February 2022, Healey informed legislators in the House of Commons. 

These individuals had submitted applications for resettlement to the UK between August 2021 and January 7, 2022. This timeframe encompassed the six months following the Taliban’s takeover of Afghanistan after the withdrawal of US and allied forces from the nation. The identities of over 100 British officials, including members of
elite special forces (SAS) and MI6 intelligence officers, have been
compromised in a significant data breach that also jeopardized thousands
of Afghans collaborating with the UK. The full extent of the breach,
previously suppressed by a High Court “super-injunction,” was partially
revealed on Thursday after the gagging order was lifted.

The High Court ruling allowed media organizations to report that
detailed case notes within the leaked database contained sensitive
personal information belonging to UK special forces personnel and spies.
This new revelation comes alongside the government’s prior admission on
Tuesday that the data of nearly 19,000 Afghans, who worked with British
forces during the 20-year conflict and applied for resettlement in the
UK, had also been inadvertently disclosed. Many of these individuals
face severe risk, including death, from Taliban retribution.

Timeline and Controversy

The data breach initially occurred in February 2022 but went
undiscovered by the government until August 2023. Its discovery was
prompted when an individual in Afghanistan, who had obtained the data,
posted a portion of it on Facebook and threatened to release the rest.
The BBC reported on Wednesday that the Ministry of Defence (MoD)
subsequently expedited the individual’s resettlement application and
brought him to the UK – a sequence of events government sources
described as “essentially blackmail.” The MoD declined to comment on
this specific action, only stating that all individuals entering the UK
under Afghan relocation schemes undergo “robust security checks.”

Government Response and Costs

The 2023 discovery of the breach compelled the government to covertly
establish the Afghanistan Response Route (ARR), a resettlement scheme
for those affected. Crucially, the scheme’s beneficiaries were not
informed about the data breach despite the grave risks to their
security. To date, the ARR has facilitated the relocation of 4,500
Afghans and their family members to the UK, with an additional 2,400
expected, at an estimated cost of £850 million.

The breach itself stemmed from a critical error at UK Special Forces
headquarters in London. An individual inadvertently emailed over 30,000
resettlement applications to an external recipient, believing they were
sending data for only 150 people.

Political Fallout and Impact on Afghans

The complex legal battle for disclosure saw an initial
“super-injunction” lifted on Tuesday, followed by a secondary injunction
preventing the specific revelations about special forces and security
services. This latter injunction was also lifted on Thursday following a
compromise between barristers representing the MoD and media
organisations.

In Parliament on Tuesday, former Labour Defence Secretary John Healey
criticized the breach as a “serious departmental error” and
acknowledged it was “just one of many data losses” related to Afghan
relocation schemes. Shadow Defence Secretary James Cartlidge apologized
on behalf of the former Conservative government, under whose tenure the
leak was discovered.

While the Taliban government claimed on Thursday it had not arrested
or monitored Afghans affected by the leak, relatives of those named told
the BBC they fear for their family members still in Afghanistan, with
one reporting intensified Taliban efforts to locate their named relative
following the leak.

An MoD spokesperson reiterated the longstanding policy of not
commenting on special forces matters. They added, “We take the security
of our personnel very seriously, particularly of those in sensitive
positions, and always have appropriate measures in place to protect
their security.”
